Scope of work

Line-by-line, including what is excluded. If it is not in the scope, it is not in the price, and we would rather argue about that in week one than week twelve.

Preconstruction estimate
Before contract
Broken out by trade with allowances stated separately, so you can see which numbers are firm and which are placeholders.

Milestone schedule
At contract signing
Six to eight dated milestones rather than a single completion date. Permitting is always shown as a range because the city controls it and we do not.

Weekly update
Every Friday
One page: what moved, what did not, what we need from you, and any date that changed. Sent by your project manager, not an office address.

Change order
As they arise
Written, priced, and signed before the work happens. Each one records who asked for it — you, the building, or the code.

Closeout package
At completion
Permits, inspection records, product warranties, paint schedules, and our written workmanship warranty in one file.
